A leak after a heavy rain, a few shingles in the yard after a windstorm, or granules collecting in the gutters. When something looks wrong with your roof, the first question is usually whether it can be repaired or needs to be replaced. The answer depends on how widespread the damage is, how old the roof is, and what is happening underneath the shingles.

When a repair usually makes sense

  • The damage is limited to one area, such as a few shingles lifted or torn off by wind.
  • A leak traces back to a single spot, often the flashing around a chimney, vent pipe or skylight.
  • The rest of the roof still lies flat, holds its granules and has plenty of life left.
  • The decking underneath is solid, with no soft spots or sagging.

A targeted repair done early keeps water away from the decking, insulation and drywall, which is where small problems turn into expensive ones. Learn more about our roof repair service.

Signs it may be time for a replacement

  • Shingles are curling, cracking or missing in several areas, not just one.
  • Bare patches where the granules have worn away, or granules piling up in the gutters.
  • Several leaks, or leaks that come back after they have been repaired.
  • A sagging roofline or soft spots that point to damaged decking.
  • The roof is near the end of its expected life. Many asphalt shingle roofs last roughly 20 to 30 years, depending on the product, the attic ventilation and the weather they face.

When problems show up across the whole roof, paying for repair after repair often costs more over time than a planned roof replacement.

How Quad Cities weather affects your roof

Freeze and thaw cycles, ice dams along the eaves, and spring and summer storms with strong wind and hail all put extra stress on roofs in our area. After a major storm, it is worth having your roof checked even if nothing looks wrong from the ground. Lifted or bruised shingles are often only visible up close.

What a roof inspection should cover

  1. The condition of the shingles on every slope of the roof.
  2. Flashing around chimneys, vents, skylights and walls.
  3. Signs of moisture or daylight in the attic, and the condition of the decking.
  4. Attic ventilation, which affects how long shingles last.
  5. Gutters and downspouts, which carry water away from the roof edge.

Storm damage and insurance

If the damage came from a recent storm, your homeowners insurance may cover part of the cost. Take photos of the damage, keep receipts for any emergency repairs such as tarping, and have the roof inspected before you file a claim so you know exactly what you are reporting.

The best time to decide between repair and replacement is before a small leak becomes water damage inside your home.
